ZF TOWERS Services and Technology Park

This project is located within the Zona Franca de Bogotá (ZFB) in Columbia. The building has a large floor area and is made up of a basement, semi-basement and six floors. The basement and semi-basement are dedicated to parking and contain technical and operational rooms. The first floor has been left free to allow atriums to link to cafes, commerce and areas of recreation. The other floors will house the offices and culminates in a green and technical cover. The area of the footprint of the building is approximately 3,483 square meters, the parking area is 9,569 square meters and the remaining area is 17,412 square meters.
The development of the ZFB, and especially its most recent evolution, has shown the need to build or adapt buildings to the new uses demanded by current society, especially the country, due to the very rapid changes in the areas of technology services and outsourcing of processes. The urban structure where the ZFB is located, and especially the generous and well-managed internal urbanism of the citadel, with its ample green areas, pedestrian paths and other operative facilities with which it counts, allow the mentioned projects to have a favorable and suitable for the new uses, with enormous benefits for the population of the neighboring localities, for its high demand of personnel and for the facilities that the urbanization offers.
The lots that were previously dedicated basically to the establishment of warehouses and industrial areas are beginning to be used with buildings that harbor a wide variety of uses related to computer services and activities complementary to these. ZF TOWERS is the first tower in the business park of technology and services. For this reason, the use of the project is focused on computer services, call centers, computer centers, data center and it employs an intensive use of personnel that in turn requires complementary services such as coffee shops and places for recreation and commerce.
From the moment that DESARROLLADORA DE ZONAS FRANCAS S.A. decided to build the office project, it chose LEED certification. This is why all the precepts of sustainability and integrated design were part of the location of the building, its implementation and its designs since its inception, which led to achieve greater synergies between systems and result in an optimized project.
